Atlanta Builders Wanted in Destin

    If you've been reading my articles on what's been transpiring on the panhandle, then you are sure to know that the Florida market is HOT and there appears to be no end to it in the immediate future. In the current frenzy, buyers are putting offers on properties that at first they would not have considered to be an optimum  investment. There is a mad scramble to get a hand on anything that can be bought and buyers are paying full price or higher to even have offers considered. I'm glad to see it and have been professing for years to snatch up any bit of property you can; single family, condo, or land.

Since existing inventories of homes and condominiums are unquestionably low, and most pre-construction hi-rises are in the assignment phase, many people are resorting to building new construction investments on lots that they have purchased. Unless your lot is located in a subdivision where spec homes are being thrown up one after the next, building a home in Florida will require diligent oversight, but it sure could prove to be lucrative. The benefit to building a home is that by the time the home has been completed, chances are it has appreciated substantially. At that time, you can either utilize it as a second home/rental investment or turn around and put it on the market and sell it for a profit. Many real estate investors start off this way by building on in fill lots located in desirable areas and eventually will work their way up to developing a team of contractors that have multiple construction projects occurring simultaneously.

What Destin and the panhandle really need are some good small to medium sized Atlanta builders to come on into the market and start new small to medium sized enclave subdivisions. The pent up demand is there for new construction and almost immediately after a new community is announced, it instantly sells out. If I were an Atlanta builder, I would certainly consider investigating panhandle development. For all the rest of us that have wanted a piece of paradise, it may be time to start considering a building career.    

Tip: If you see a potential piece of investment property that you want, don't waste your time haggling. Give them full price or slightly more or you'll lose it. You've got good taste, that's why there are ten other people that will want the same property, too.
